How many foundation piers does a house need?
Many residential projects use roughly 8 to 15 piers, but the correct count depends on the affected perimeter, foundation design and engineering plan. Do not choose a repair scope from an online estimate alone.
Should I pay for an independent structural engineer?
An independent structural engineer can provide a repair plan without selling the repair itself. A typical Texas inspection and report may add about $400 to $800, depending on the property and market.
What costs are not included automatically?
Plumbing tests and repairs, tunneling, permits, landscaping, temporary accommodation and cosmetic repairs are not included unless you enter them as known additional costs.
