Foundation Inspection

A foundation inspection is the right starting point before any repair decision — and often a requirement for real-estate transactions, refinances, and some insurance claims in Texas. A licensed structural engineer or TREC-certified inspector walks the property, takes floor-elevation measurements, notes crack patterns in brick veneer, drywall, and concrete, and reviews drainage conditions around the perimeter. The resulting written report either recommends a specific repair scope and pier count or confirms the foundation is within acceptable tolerance and no repair is needed. Getting an independent paid inspection before hiring a repair contractor protects you from over-scoping — a contractor who recommends 20 piers should be able to show you the elevation data that supports that count.
