Slab Foundation Repair

Texas has more slab foundations than almost anywhere in the US, and expansive clay soil is the primary culprit when they fail. Clay swells during heavy rains and shrinks dramatically in drought, putting constant upward and downward pressure on the concrete slab. Over time this movement causes visible cracks, sloped floors, sticking doors, and gaps around windows. Most Texas slab repairs involve driving steel or concrete piers under the perimeter beam to re-support settled sections and restore a more uniform elevation. The pier count — and therefore the cost — depends on how far and how widely the slab has settled, plus the soil conditions beneath it. Many lenders require a licensed structural engineer's report before a refinance on a repaired home, so ask your contractor whether they work alongside a TREC-registered engineer.
