Pier & Beam Repair

Older Texas homes — especially those built before the 1960s — were constructed on pier-and-beam foundations: a crawl space beneath wood framing supported by posts and beams resting on concrete footings or short piers. This system can actually handle Texas clay movement better than a slab because minor settlement can often be corrected without breaking concrete, but it requires periodic maintenance. Common problems include rotted or sagging wood beams, settled or tilted perimeter piers, moisture damage in the crawl space, and interior floor sag that worsens over time. Most repairs are completed from inside the crawl space without disturbing the living area, making pier-and-beam work less disruptive than equivalent slab jobs.
