In Texas, differential settlement is almost always caused by soil moisture change: expansive clay swells during wet seasons and contracts during drought, and the soil under different parts of the foundation can dry out or erode at different rates. Most residential leveling is done by driving steel or concrete piers to a stable bearing layer, then hydraulically lifting the beam. Results are measured in fractions of an inch, and an experienced contractor will set realistic expectations — achieving a mathematically perfect level across a large slab is rarely necessary or possible, but eliminating visible slope and binding doors is a reasonable goal.
